A super opportunity has arisen to join a successful property Investment company in Bloomsbury dealing in the Property Management sector of the business.
Looking for a Property Manager/Portfolio Manager, the ideal candidate will enjoy problem solving as a key part of the role will be able to deal with management issues and repairs.
You will have a minimum of 12 months experience, be confident and have the ability to remain calm under pressure, whilst having the skills to deal with contractors, solicitors, landlords and tenants in a professional manner, you will be managing a portfolio of around 100 Properties mainly Flats and apartments.
You will be keen to make things happen and Property Management experience is essential.
The ideal candidate will need to have experience in the following:
?Managing and overseeing a portfolio of properties daily ?Maintaining a positive and productive relationship with tenants and contractors ?Liaising with maintenance staff and contractors regarding required maintenance ?Providing a daily job sheet for maintenance staff ?Arranging and attending property inspections ?Preparing and processing tenancy renewals ?Instructing agents to let properties when tenancies come to an end/are not renewed. ?Liaising with agents for appropriate rent prices upon annual renewal ?Preparing specific tenancy agreements ?Authorising invoices ?Ensuring properties are compliant with selective licensing ?Ensuring HMO requirements are met for each borough where necessary ?Organising inventory check in and check out ?Organising end of tenancy cleaning with contractors and tenants ?Organising annual gas safety checks with contractors and tenants ?Organising EPC's/ Ensuring any works necessary to pass are completed ?Organising ECIR's/ Ensuring any works necessary to pass are completed ?Authorising deposit returns ?Informing local councils of end of tenancy and beginning of new tenancy dates ?Ensuring a key log is maintained for all properties ?Ensuring a record of all properties are updated on Excel daily, this includes tenants contact details, guarantors contact details, move in list, move out list, renewals list and maintenance list. ?Protecting tenancy deposits ?Serving notices such as Section 21's ?Experience dealing with Landlord action ?Dealing with insurance claims ?Monitoring weekly fire tests and ensuring any faults found are immediately resolved ?Monitoring Monthly emergency light tests and ensuring any faults found are immediately resolved ?Assisting with other duties that are required within this role
