Property Manager (Lettings)


An excellent opportunity has arisen to join a leading property management company in Edinburgh. We are recruiting for an extremely skilled and experienced Property Manager to be based from an office in the heart of Edinburgh.
We are looking for a Property Manager to manage a large portfolio of residential properties located throughout Edinburgh. This is an exciting opportunity to join a prestigious company in a varied and fast paced role with fantastic career prospects.

Responsibilities will include:

Carry out reference checks on prospective tenants determining their suitability; liaising with clients using internal procedures and independent referencing agencies and taking responsibility for recommendation and approval of tenants to client landlords.
Generation and issue leases and other legal documents as required for creation and maintenance of tenancies.
Report any breach of lease conditions by tenants and recommend remedial actions to landlords.
Arrange for service of and write as within your capability, tenancy notices.
Attend HMO inspections reporting on issues of noncompliance
Attend FTT H&PC hearings on behalf of the company and clients representing with regards to issues of noncompliance and tenancy management
Recording and reporting maintenance matters to the maintenance staff
As may be necessary, instruct contractors regarding maintenance in properties or their inventory having taken due regard of owners wishes
Recommend work schedules for, organise and monitor development work on behalf of, client landlords
Monitor and assure safety for tenants through use of maintenance safety records also checking furniture and smoke detection equipment etc reporting on same
Generate and approve inventories and cleaning schedules for checkin and checkout, undertaken by yourself and others, ensuring they are to company standards.
Determining deposit returns and as may be required presentations to approved TDS, To arrange future visits for preparing dilapidation/condition reports.

Skills required:

Must be familiar with all current safety legislation and good knowledge of HMO properties
Can demonstrate negotiation/communication skills and be very competent resolving conflict and potential disputes
Excellent customer service
Experience within in the property industry essential
Must have full clean drivers licence
Required qualification (Letwell, MARLA)

The successful candidate will be worktime organised, self motivated and capable of working with a minimum of supervision.

Salary/Package: £20,000 £25,000 / year
