Permanent (Full time)
An exciting position has become available for a full-time Property Manager based in Colchester. The successful candidate will work 9am to , Monday to Friday. However, you may, on a rare occasion need to work extra hours on a Saturday and also attend occasional meetings in the evenings.
Your role will be mainly office based, although you will also be required to visit properties check maintenance issues and some mid-term visits, check-outs and check-ins as necessary.
The successful candidate will earn £23,000 - £25,000, an immediate start is available.
Ideally some experience in residential property management
Ideally will have a Full driving license – a DVLA check of this will be required.
Some knowledge of relevant Landlord and Tenant law and Tenancy Deposit Protection regulations although training will be provided
Good verbal communication skills to communicate with a diverse client group and internal staff
Good written communication and numerical skills to produce succinct and accurate correspondence
The ability to stay calm and focussed in volatile and difficult circumstances
The ability to research, analyse and reason logically and effectively within conflicting and difficult situations
The ability to listen, process and reason with people
Excellent IT skills including Word, Excel skills
Experience in leading and working effectively in teams
A commitment to providing customer service
Role Responsibilities (not limited to)
To carry out various property management tasks as directed on behalf of the Manager and Senior Property Manager
To assist the employer to implement Company policies and procedures to an agreed standard
To the best of their abilities perform & act in the best interest of the company and our clients
A commitment to providing excellent customer service
Ensure that company policies and procedures are consistently applied to required standards.
Oversee day to day maintenance of managed properties.
Ensuring Housing Health and Safety (HHSRS) checks on managed properties are booked and landlords reported to
Dealing and reporting check-in reports
Dealing and reporting check-outs, dealing with deposits and deposit disputes
Employment of contractors
Dealing with rent arrears
Dealing with tenancy renewals
General day to day administration and housing keeping
