Caretaker

Mainline Employment are looking for the right individual to work as a Caretaker for our client located in Swindon.

The post holder will be responsible for the care of the school and those duties detailed below.

Health & Safety

  • Proactive monitoring of the conditions of the building and facilities.
  • Immediately report to the Facilities Manager any hazards that have been discovered and rectify where possible.
  • Ensure that all works undertaken do not present a hazard to themselves or others in accordance with the College's health and safety policy.
  • Assist the FM in ensuring pedestrian safety at all times including the spreading of rock salt.
  • Ensure daily that all lifts are in a working order.

Fire Safety

  • Ensure daily that all fire exits are kept clear and free from obstruction within 1M from the exit.
  • Ensure that the weekly fire call point tests are carried out and a record kept in the fire log book.
  • Fortnightly PPM review of Fire Fighting equipment.

Customer Service

  • Be the owner of role specific Helpdesk requests and tasks, ensuring they are actioned promptly.

Security

  • Check CCTV footage in response to incidents reported to the FM.
  • Take appropriate actions regarding trespassers in accordance with the College's security policy.
  • Supervise and escort contractors around the site as directed by the FM.
  • Lock and unlock pedestrian gates.
  • Unlock Astroturf, MUGA and side gates in the event of a fire alarm activation.

Cleaning & Porterage

  • Undertake general porterage duties including the movement of furniture, and general deliveries.
  • Undertake all porterage tasks in accordance with Health & Safety Policy.
  • Carry out emergency cleaning measures following storms, break-ins, vandalism, graffiti etc.
  • Ensure all internal external areas are kept to a high standard and actively monitored through proactive assessment.
  • Complete any other reasonable task as requested by the FM.

Maintenance

  • Report to the FM any work that requires specialist contractors.
  • Weekly review of plant rooms to assess in working order, no faults or floods.
  • Undertake Planned Preventative Maintenance (PPM) tasks, as directed by the FM.
  • Undertake redecoration works, as directed by the FM.
  • Complete any other reasonable task as requested by the FM.

Facilities

Responsible for facilities based tasks carried out throughout the building including but not limited to:

  • Regular monitoring of helpdesk enquiries that are role specific and action them in a timely fashion, maximum closure time of 72hrs unless agreed with FM that further action is needed before call can be closed.
  • In line with the FM work closely with suppliers to co-ordinate visits and schedules.
  • Organise and assess quotes from suppliers based on college needs.
  • Instruct works following consultation with the FM.
  • Ensure Method Statement and Risk assessments are received prior to commencement of work and filed as necessary.
  • Ensure CRB and Contractor ID's are submitted to Personnel prior to the commencement of work.
  • Undertake Planned Preventative Maintenance (PPM) tasks, as directed by the FM.
  • Assist the FM in maintaining all relevant logs, records and information as required by the FM.
  • Assist with the preparation of the school premises for school events, i.e. Shows, Stage build, Parents evenings.
  • In line with the FM create and review risk assessments of key areas, put into place interim and corrective measures with further 12 monthly reviews.

General Conditions

All duties must be carried out to comply with:

  • The Health and Safety at Work Act.
  • Acts of Parliament, statutory instruments and regulations and other legal requirements.
  • Nationally agreed codes of practice which are relevant.

Hours: 9.00am - 17.00
