They are currently looking for an experienced residential Property Manager / Accommodation Manager to join their professional & friendly team.
Purpose of Role
You will be mainly office based managing a portfolio properties. This role involves dealing with rent arrears, tenants deposits and property maintenance issues. You will be responsible for developing and maintaining a customer orientated service whilst ensuring that service standards are achieved within company policy, legislative and regulatory requirements.
Responsibilities and Duties
Negotiating deposit releases with aim of speedy release of deposit, avoiding disputes and submitting disputes to TDS if required.
Co-ordinating repairs and maintenance.
Managing gas checks.
Working closely with reliable contractors.
Managing breaches of tenancy, including warning letters Issuing notices on tenants including section 8 and 21.
Advising landlords of their legal requirements and duty of care.
Chasing tenant for rent arrears and updating landlord accordingly.
Carrying out renewal process from start to finish.
Dealing with all landlord and tenant communications sensitively
