Milestone Contracting has an exciting opportunity to join as a Senior Site Manager!
Joining the Operational team the role will position you as the Project lead on a large scale refurbishment scheme for one of Londons biggest private landlords Grainger PLC. Vauxhall Estate located in Nine Elms has been recently acquired from The Church of England and is set to become Graingers biggest refurbishment investment to date.
Following on from the successful Phase 1, you will join the existing team as the site lead for Phase 2 of the project. As the Senior Site Manager you will be responsible for effectiley managing and controlling all aspects of the project whilst being supported by the Contracts Manager.
Phase 2 has a project value of in excess of £6 Million and commences in early 2022. The project consists of a major block upgrade of Victorian Era buildings both internal and external. The project scope includes but is not limited to:
* Exernal brick and concrete fabric repairs
* DOFF Cleaning
* Window and door replacements
* FRA works – Communal fire doors, loft comenpartation and fire stopping
* External Decorations
* Balcony ballestrade replacements
* Pitched and Flat roof replacements
* Liquid waterproofing to balconies and walkways
* Landscaping
* Cast Iron RWG Replacements
You will be required to take responsibility for the delivery of excellent operational performance, managing an experienced supply chain. It will be your responsibility to ensure they are managed and motivated to deliver cost effective and high quality customer focused outputs.
Responsible For:
Sub-Contractors and suppliers
Directly Employed Milestone Operatives – (Minor BWIC)
Site team consisting of an RLO and Assistant Site Manager
Key Tasks:
* Deliver a consistent, right-first-time service
* Oversee works to multiple occupied residential blocks and ensure the work is completed safely, on time, within budget and to the required standard.
* Manage Sub-Contractors ensuring to adhere to MCL Health and Safety standards
* Ensure that adequate site records are maintained, including but not limited to contract reports, daily diary, weekly labour, plant, materials, and goods returned, progress photographs, site inductions, and health and safety records.
* Able to demonstrate a good level of financial knowledge working alongside the project quantity surveyor
* Ensuring operatives understand their roles and responsibilities and manage them accordingly by providing guidance and training as necessary
* Monitor reportable accidents and ensure the correct paperwork is submitted to appropriate personnel
* Liaise with residents and key stakeholders
* Effectively manage the construction programme to meet the client requirements
* Lead, motivate, communicate with, develop, appraise the site team, ensuring they are fully motivated to achieve the best performance to meet its needs.
* Contribute to improving the business, protecting, and enhancing the reputation of the company by putting forward new ideas and, when requested to do so, implementing change
Skills / Attributes:
* Holder of a Full UK Driving Licence
* Previous Project Management experience in refurbishment/residential projects
* Proven track record in successf ully managing a project
* IT Skills with a range of Microsoft Office packages is essential
* Understanding and ability to use Microsoft Projects to manage the construction programme effectively.
* Ability to coordinate, manage and effectively communicate with both direct and sub-contracted labour
* Ability to communicate professionally with clients and other stakeholders
* Self-motivated and ambitious
* Able to work as part of a team coordinating with both the operational and commercial leads.
Qualifications and Training:
CSCS Card (Black Management Card or academically qualified white card)
SMSTS
Asbestos Awareness
First Aid at Work
NVQ L6/7 or equivalent in Construcrion Management
CIOB Membership is desirable but not essential
MS Projects Training
TWS formal training
Relevant Job Experience:
Minimum of Five years management experience at a Senior Site Level
Large Scale Residental Reburbishment experience (Occupied Properties)
Experience with managing a site team – RLO & Assistant Site Manager
Fire Risk Assessment Works
Tier 1 Main Contractor past experience
